1. About Punto Terra

Punto Terra is a DBA of Sema & Co LLC, a Florida company, and operates as an international property concierge serving clients interested in Miami, Marbella, Madrid and Antigua Guatemala. Punto Terra is not a real estate brokerage.

All Florida real estate brokerage services are provided through Aspen International Realty. Services in other jurisdictions are coordinated with appropriately licensed local professionals.

2. Concierge and Coordination Services

We may help you define your property goals, identify potential opportunities and coordinate introductions to independent specialists.

Submitting a form, communicating with us or viewing property information does not automatically create a brokerage, fiduciary, attorney-client, lender, tax-advisory or other professional relationship. Any formal professional relationship requires the appropriate separate written agreement.

3. Independent Professionals

Lenders, attorneys, accountants, tax professionals, inspectors, title professionals, property managers and other specialists are independent parties. They provide their own advice and are responsible for their services, fees, licensing and decisions. An introduction is not a guarantee or endorsement of any particular outcome.

4. No Legal, Tax, Financial or Lending Advice

Website content and our general guidance are provided for informational and coordination purposes only. They are not a substitute for advice from appropriately licensed professionals.

5. Property Information

Property descriptions, availability, pricing, measurements, taxes, fees, rental rules, zoning, projected returns, images and other information may come from sellers, listing brokers, developers, public records or other third parties.

You must independently verify material information before making a decision. Properties, prices, financing programs and availability may change without notice. Nothing on this website constitutes a guaranteed offer or a promise of results.

6. Financing

Financing introductions are made to independent lending professionals. Approval, rates, terms and eligibility depend on the lender and on the applicant’s circumstances. Punto Terra does not guarantee financing.

7. Fees and Compensation

There is generally no upfront Punto Terra concierge fee for buyers unless otherwise disclosed. Real estate compensation may be paid through customary brokerage or referral arrangements, subject to the transaction, applicable law and required disclosures. Certain consulting, analysis or specialized concierge services may require a separate written fee agreement.

8. Equal Housing Opportunity

Punto Terra supports equal housing opportunity. We do not provide services or make recommendations based on protected characteristics, and all property decisions remain subject to applicable fair-housing and anti-discrimination laws.

9. Communications and Electronic Consent

By submitting your contact information, you authorize us to respond regarding your inquiry by email, telephone, text message or WhatsApp. Consent is not a condition of purchasing property. Message and data rates may apply. Marketing communications can be declined or stopped at any time.

10. Acceptable Use

You agree not to:

• Misuse the website or use it for any unlawful purpose
• Attempt to interfere with the security or operation of the website
• Copy or reproduce substantial portions of website content
• Submit false, misleading or unauthorized information

11. Intellectual Property

The Punto Terra name, logo, website design, writing, photographs and other original materials are owned by or licensed to Punto Terra and may not be reproduced without permission.
